Do you need home insurance?
While home insurance isn’t mandated by law in any state, your lender will typically require proof of home insurance before you can move into your new home. Even if your home is paid in full, you certainly want to insure what is likely your most valuable asset, not to mention the roof over your head.
Do you need separate insurance for personal property?
No, your belongings (anything that isn’t attached to your home, including items in a storage unit) are covered under any homeowners, condo or renters insurance policy, up to specified limits.

What does home insurance NOT cover?
Here are some notable coverage exclusions on standard homeowners policies:
- Earthquakes: Your home insurance policy won’t cover earthquakes, but you may be able to purchase a separate policy or endorsement for earthquake coverage in certain states.
- Floods: Home insurance generally won’t cover water damage from the outside of your home, but you may be able to buy specialized flood insurance.
- Mold and mildew: While mold or other bacteria caused by something accidental is typically covered, home insurance won’t cover mold from neglected maintenance or water leaks.
- Termites: Termite infestations are viewed as preventable and won’t be covered under your home insurance.
